A couple of hours of prep before we arrive makes the biggest difference in the final photos. Share this page with your seller ahead of every shoot.

Curb Appeal
The first photo sells the click — make the exterior spotless.
- Mow, edge, and rake the lawn; sweep the driveway and walkway
- Coil up hoses and put away yard tools, toys, and trash cans
- Move all vehicles out of the driveway and away from the front of the house
- Open the garage only if it will be photographed — otherwise keep it closed

Living Areas
Clear, well-lit rooms photograph larger and feel move-in ready.
- Clear counters, tables, and floors of everyday clutter
- Turn on every light and lamp, and replace any burnt-out bulbs beforehand
- Open all blinds and curtains for natural light
- Turn off ceiling fans and TVs (they blur or glare in photos)
- Tuck away cords, remotes, and charging cables

Kitchen
Buyers linger here — keep it clean and personal-item-free.
- Clear countertops of small appliances, dish soap, and mail
- Remove magnets, photos, and notes from the refrigerator
- Push in all chairs and barstools
- Empty the sink and hide dish towels

Bedrooms
Simple and neutral reads as spacious in photos.
- Make every bed with pressed, neutral bedding
- Clear nightstands down to one or two items
- Put away laundry, and close closet doors
- Remove excess furniture that crowds walking paths

Bathrooms
Small rooms show every distraction — keep surfaces bare.
- Clear countertops of toiletries, toothbrushes, and soap
- Put out fresh, matching towels
- Close the toilet lid and shower curtain/door
- Remove bath mats that don't match the space

Exterior & Backyard
Especially important when drone or twilight photos are booked.
- Store pool toys, hoses, and covers out of sight
- Straighten patio furniture and cushions
- Remove pet items — bowls, beds, and waste — from the yard
- Turn on exterior and pool lights if shooting at twilight
